President’s Message To Our Stakeholders

From the recent newsletter mailed to all stakeholders:

The KHG Board has been working toward its goal of updating and streamlining KHG since the beginning of its term in June. The Finance Committee, chaired by Mary Putnam, is reviewing in depth the past 10 years’ financial history of KHG to better understand how to effectively manage the assets of our homeowners’ association. The objective is to provide guidance to the Board about what KHG can do, both on the revenue and expense sides, to balance the association’s budget. Included in the Assessment Notice mailing are the financial statements from KHG’s CPA, R. Frank Miller.

KHG is working with Neighborhood Watch groups within Kentwood to develop an email “emergency alert” process. The KHG Office would send out emergency “bulletins” to KHG Members who have provided their email addresses. If you are interested in receiving such bulletins and other announcements or updates, be sure to provide your email address when you return your Assessment Notice.

Tracy Thrower Conyers, our KHG Outreach Committee Chairperson, has revitalized the KHG website. The KHG Declarations of Protective Restrictions (DPRs) and other relevant documents are now easily accessible to KHG Members, and we will work hard to post announcements and items of interest to our members on the updated website.

The Board has updated the Assessment Collection Policy to reflect the requirements of the Davis-Stirling Act, California’s HOA Law. The Board continues to document KHG policies and procedures to provide a quick reference for future Boards, and to preserve the historical memory of the association.

The Assessment Notice mailing was sent out October 1 to all KHG residents. It is important to note that payment of the Annual Assessment is due on or before November 1, 2014. Payments become delinquent on December 1, 2014 and will incur a $10.00 late fee. Please be aware that these assessments, which amount to about $1 per month, are the only significant source of revenue for KHG and allow KHG to continue serving the community.

Each KHG Member received a copy of this KHG October newsletter with the Assessment Notice. If, in the future, you would like to receive the quarterly newsletter by mail or email, please subscribe.

This year KHG will sponsor an Emergency Preparedness Community Meeting on November 18th from 7-10 pm at the Westchester Fire Station. Kentwood is adjacent to LAX, not far from the Port of Los Angeles, and sits in earthquake country. We all need to be prepared. As we confirm program details, we will post them on the KHG website. Please check the website periodically so you don’t miss out on this very worthwhile event.
